This duck season started off with a good number of teal in September and only improved once the 60 day season started. Snow came early this year and so did the migration of the big ducks. Many public areas and private clubs up and down the Illinois and Mississippi Rivers have harvested banner numbers of ducks this year. The aerial surveys reported populations well above the 10 year average for the first half of the season.
Personally, this was the best season I have experienced in my 14 years of duck hunting. I was able to harvest a great range of species in all types of scenarios from teal, mallards, pintails, black ducks to blue bills. I was also fortunate enough to hunt some private ground this season that has been meticulously managed for waterfowl for about 10 years. I am not writing to brag. I am writing to share and show you what you can create. The farm I spent some time at this year was a production ag field just off the river only 12 years ago. A majority of the property was enrolled in CREP and a waterways program that developed with some hard work, water controls and proper food source management. Since then it has held thousands of ducks throughout the migration year after year. In just a few short years this 80 acres has been imprinted on the birds as routine stop on the grand passage south.
These results are from intense management but prove the best places aren’t all gone. As always, the location of the property is key to your ultimate goal, but I encourage you to keep searching for the next place that could be yours. With the right tools and proper management, anything is possible. In a few short years you can make your land a legacy.

Check out this new investment tract with a great future development opportunity. These are the tracts that serious investors target. Out of the 28 Acres, 25 are tillable. It is listed at $9285/acre…which is in line with the farm land prices…not the development prices. Great investment tract. It is only 20 minutes or so outside Peoria on the west side of Chillicothe.
It would also serve as an awesome residential homesite. Great area. Good views. All buildable. Power on east site. Etc…
Just a great overall farm at a good price.
A few of my friends brought their kids down to Otter Creek to do a little fishing off the dock this weekend. They caught some monster fish! The lake management is paying of very well! Ignore the no fishing signs :), we let the kids break the rules. My little boy, Wells, and his friend Kinley even got some time to play in the pumpkin patch. Great weekend.
One of the best 40ac deer hunting tracts you’ll probably ever see! The perfect ratio of timber and tillable (30ac timber: 10ac tillable) makes this is a highly desirable hunting tract, and investment. This one offers good income potential, without sacrificing anything on the quality of hunting! Tillable acres are being diversely utilized to maximize profitability while boosting deer attraction to the extreme by using a mix of corn, soybeans, alfalfa, and clover. Fingertip fields extending into the edge of the timber make great food plot sites and produce a ton of edge on this dynamite tract. Very huntable, with road access along the entire eastern boundary! This property also offers outstanding construction sites for your new home or cabin, and has a phenominal site for a pond or small lake to be built, right out your back door! Enjoy all that the country lifestyle has to offer, year round. This “Must See!” property is located less than 10 minutes south of Galesburg, and only 45 minutes northwest of Peoria. Just 1/2 mile east of beautiful Lake Bracken. Priced at $180,000 ($4,500/ac). Contact me, Chase Burns to schedule a showing, today! (309) 368-0370 | email@example.com
We posted a challenge earlier in the year to all brokerage firms to find a better piece of duck ground than our previous listing near Liverpool Illinois. Well, here it is!
Waterfowl hunters know the importance of hunting the “X” and this is the “X” it is located directly across the River from Chataqua National Wildlife Refuge, just over the bluff from Duck Creek Power Plant and minutes away from Emiquon.
This piece of ground is guaranteed to have thousands upon thousands of ducks fly over it every single day during the peak migrations.

Congrats to LandCo Broker Chase burns for becoming the newest member of The Management Advantage. They produced an awesome video introducing Chase. The video also touched on how he is using the practices on his personal farm. Congrats Chase!
Check out this farm we just listed. This location is super tough to beat. It sits right on the east side of Wildlife Prairie Park. All the amenities of rural living…but only 10 minutes from Peoria. Has over 50 acres tillable. Right now, we only have it up as an 80 but the owner is willing to sell off in smaller parcels. Ideally no parcels under 25 acres (thats when it gets extra tricky with Peoria County).
